The Government has already committed to one of the manifesto pledges and suspended the requirement for sellers to provide a Home Information Pack (HIP) when selling their homes. This change comes into force with immediate effect. There will still be a need to commission an Energy Performance Certificate prior to marketing.
Full details are available from the Governments Home and Communities website and the HIP details can be accessed using the following link: http://www.communities.gov.uk/news/housing/1591781
Practices should, when acting for buyers, take steps to ensure that appropriate searches are commissioned without delay where the property in question is "HIP free". Estimates will also need to reflect the cost of these searches in the future and this may also be an opportunity to consider whether the initial funds requested from a client at the outset will be sufficient to cover these additional costs.
